Spring Home Checklist

A regular inspection program of home maintenance helps prevent major repairs and protects your home’s value.The key is preventing problems or catching them while they are small and avoiding costly repairs. Be sure to exercise caution by turning off power, disconnecting utility services and following owner’s manuals instructions.

Schedule professional Air Conditioning service. Check that the unit is level and clean and has proper clearance. Adjust main duct dampers if needed.

Turn off unit and water supply to humidifier. Switch duct damper from winter to summer setting as needed.

Adjust duct dampers for a switch from heating to cooling if necessary. Open high returns and close low returns for cooling season.

Check belt, lubricate and clean whole house fan .

Test sump pump to make sure it removes water from the crock.

Clean dehumidifier; start operation in basement as needed.

Exterior

Clean gutters and make sure downspouts are attached and extended.

Inspect roof / roof vents for damage or bird nests. Trim trees if needed.

Inspect chimney for damage to cap, flashing and masonry.

Check condition of paint, caulk and putty on the home.

Check that grading of soil and hard surfaces slope away from the basement.

Open outside hose connection shut off.

Clean decks and seal as needed.

Interior

Check attic for signs of leaks, mildew, condensation.

Check basement for signs of leaks, cracks, movement, rot, mildew.

Check crawl space for adequate ventilation to remove excess moisture.

Clean clothes dryer link from duct and from unit per manufacturer’s instructions.

Clean refrigerator coil, clean drain pan, and check drain.

Clean Range Hood filter, wash fan blades.

Clean Exhaust fans grill and fan.

Check bathroom tile grout, caulk and tile for damage.

Drain Water Heater sediment from tank as needed.

Make repairs to nuisance items such as a leaky faucet or toilet, cupboards that do not close, cracks in the plaster, creaky door hinges, etc.

Last but not least

Sit down, put your feet up, grab something cold to drink and enjoy the flowers!
